Choosing a home inspection company is an important decision for every home buyer. A thorough, pre-purchase inspection of a house can be your best defense against unwanted surprises after you move into your new home.

On this page of our site, we'll try to give you some insight into what questions you should ask when selecting a home inspection service. Even if you don't choose Accutech Home Inspections LLC, we'd like to help you make an educated decision.

  The Company 

1. How long have you been in the business as a home inspection company?
We have been in the residential inspection business since 2004. We also have many years of residential remodeling and rehabbing experience and attended the American Home Inspector Training Institute. We also obtain at least 18 Continuing Education Units (CEUs) a year in various home inspection topics.

2. Are you involved with or associated with any other business?
We are not involved in any other business. In accordance with both the ASHI® Standards of Practice and the NAHI® Code Of Ethics, we do not participate in any referral or construction related activities. It represents a conflict of interest.

3. Do you have Errors & Omissions insurance? Do you have professional Liability insurance?

Yes, Accutech Home Inspections LLC carries Errors & Omissions insurance with optional General Liability coverage.

4. Do you encourage the client to attend the inspection?
We always encourage buyers to attend the inspection. Buyers that attend have a better understanding of the property as viewed by the inspector and are better able to read and interpret the final report. The buyer's attendance also helps them understand the scope of a home inspection as well as the limitations.

5. How soon can you typically schedule an inspection?
An inspection can usually be scheduled within one or two days. We want you to have the needed information on your house ASAP so you'll have the time to become informed and be able to make smart decisions.

6. How long will the inspection take?
A typical inspection of a 2400 square foot house will take roughly 3.0 hours.

7. Do your inspectors work in the evening or weekends?
We realize that clients may not be able to take off work during the business day, so we will perform inspections in the late afternoons or on Saturday or Sunday. And we do not charge extra for weekends!

1. How knowledgeable are your Home Inspectors?
Our inspectors have received intensive professional training in performing home inspections through American Home Inspector Training Institute (AHIT), the industry's most extensive home inspection training program.

2. What professional organizations are your Home Inspectors involved in?
Our Inspectors are members of:

  • National Associations of Home Inspectors (NAHI)
  • Ohio Chapter of NAHI
  • Foundation of Real Estate Appraisers (FREA)
  • Indoor Air Quality Association (IAQA)
  • Dayton Board of Realtors Affiliate Member
  • DABR Membership Committee Team Member

3. Have your Home Inspectors passed any National Home Inspection Organization's examinations?
Our inspectors have passed the Inspector Examination administered by The National Association of Certified Home Inspectors (NACHI).

4. Are your Home Inspectors experienced in residential and commercial inspections?
We specialize in single-family residential inspections but we also inspection apartment building and small commercial properties.

5. What other skills and experiences does your Home Inspectors possess?

Our background includes 15 years experience in home repair, maintenance and upgrades from the roof to the foundation, including roofing, plumbing, electrical, structural repairs, painting, bathroom and kitchen upgrades.

6. What continuing education and training does your Home Inspectors receive?

We fulfill at least 18 hours of continuing education every year to stay up with industry standards and knowledge.

7. Does your Home Inspectors stay up-to-date with new concerns, equipment, standards, and techniques?
We are members of many professional organizations and have access to professional advisory boards to stay up-to-date with new concerns, equipment, standards, and techniques.

8. Does your Home Inspectors use high-tech equipment?
Presently, we are the only Dayton Home Inspection company that is certified in using Infrared Thermography and Acoustic Termite Detection equipment. Using this high-tech hardware, we can "SEE" and "HEAR" into wall, ceilings, and floors.

We also use high-tech equipment during our inspections such as a TIFF 8800 combustible gas leak detector, infra-red thermometer, Sure Test electrical analyzer, and Protimeter moisture meter.

9. Do your Home Inspectors perform inspections according to a Standard of Practice?
We meet the Home Inspection “Standards of Practice” set forth by ASHI® and NAHI®.

10. Does your Home Inspectors comply with a Code of Ethics?
We comply with the “Code of Ethics” set forth by by ASHI® and NAHI®.

The Report

1. How much will the inspection cost?
The inspection fees vary slightly depending on the size and age of the house. Please check the Fees page for pricing. Our company accepts checks, cash or money orders, Visa, MasterCard, American Express and Discover. Call our office at 937 344-HOME(4663) for a specific quotation.

2. What will the inspection report include?
A full inspection covers the Site/Grounds, Exterior, Structural Components, Foundation, Roof, Attic, Insulation, Ventilation, Plumbing, Electrical, Heating/AC, Garage, Kitchen, Bathrooms, and Interior.

3. Will you prepare a written report?

Yes, we prepare an extensive written report that generally runs over 45+ pages. Included is a Summary Report Overview that will let you quickly review the recommended improvements to the home. The report is narrative in nature so that you can read, in plain english, the results of the home inspection.

4. Is the report hand written or computer based?
The report is computer generated on-site, so you'll leave the inspection with the information you need. You'll appreciate a computer generated report after seeing my handwriting! You will also receive all reports later that evening through E-Mail.

5. Do you include pictures with your report?
We will gladly include pictures with your report, especially if you can not attend the inspection. As the old adage goes, a picture is worth a thousand words! In order to complete the inspection in a timely manner, the printed report will not include the photos, but we can  add them, if requested, along with additional verbiage in the electronic report that we send out later that evening.

6. Can I look at a sample report?
Sure, you can receive a sample report by contacting our office. Or the easier way is to order one through filling out the box on the left side of any of the web pages.
